1. Acceptance of Terms

By creating an account or using Proptechwiz (the “Platform”), operated by StartReq Ventures, you agree to these Terms & Conditions. If you do not agree, do not use the Platform.

2. Eligibility & Accounts

You must provide accurate registration information and keep your credentials secure. You are responsible for all activity under your account.

Buyer and agency accounts have different features. You must use the account type appropriate to your role.

3. Buyer Obligations

Buyers agree that information provided (budget, income, commitments and preferences) is true and current, and that any uploaded credit documents are their own.

Affordability figures such as Debt Service Ratio are indicative only and are not financial advice or a loan approval.

4. Agency Obligations

Agencies are solely responsible for the accuracy and legality of the listings, photos, pricing and contact details they publish.

Agencies must have the right to market each listed property and must promptly mark listings as sold or withdrawn when no longer available.

5. Listing Fees

Listings may require a posting fee as displayed at the time of submission. Promotional free listings, where offered, are limited and provided at our discretion.

Fees, once paid, are non-refundable except where required by law.

6. Acceptable Use

You may not misuse the Platform, including posting false listings, harvesting other users’ data, or attempting to gain unauthorised access.

We may suspend or terminate accounts that breach these Terms.

7. No Agency Relationship

Proptechwiz is a matching platform. We are not a party to any transaction between buyers and agencies and do not guarantee any sale, match or outcome.

8. Limitation of Liability

The Platform is provided “as is”. To the fullest extent permitted by law, we are not liable for any indirect or consequential loss arising from your use of the Platform.

9. Changes & Governing Law

We may update these Terms from time to time; continued use constitutes acceptance of the revised Terms.

These Terms are governed by the laws of Malaysia.

10. Intellectual Property & Anti-Cloning

The Platform, including its source code, design, layout, logos, text, database structure and matching logic, is the exclusive property of StartReq Ventures and is protected by copyright and other intellectual property laws.

You may not copy, reproduce, clone, scrape, reverse-engineer, resell or create derivative works from any part of the Platform without our prior written permission. “Proptechwiz” and its branding may not be used without authorisation.

Unauthorised reproduction or imitation of the Platform is a breach of these Terms and may result in legal action.
